What is a HIP (Home Information Pack)?

Wikipedia succinctly states that a HIP is a set of documents about a property. Need we say more. Wiki definition

The question asked by estate agents, sellers and buyers alike is how much do you really know about the structural and legal condition of any property you are looking to purchase/sell?

All agents know that many house sales will not reach legal completion, leaving the agent, buyers and sellers with financial and emotional losses.   How many times has this been caused by the lack of information provided upfront when buying a property?

HIPs are supposed to reduce these problems. 

A Home Information Pack is a collection of essential documents relating to the sale and purchase of a residential property, assembled prior to putting the home on the market. It is supposed to add certainty and remove doubt.  Basically a ‘Seller’s Pack’.These documents are assembled over a much shorter period  of time than that of the current system.  Again, the idea being that the process will be sped up.
